I have made some changes around here..

With a view to freshening things up, the design and format of the Best of Bozeman Downtown Real Estate page has been tweaked. Previously the list was presented in the form of a top 10 of properties. However this I have more recently concluded, was too arbitrary and required judgements I was uncomfortable with. While the number of properties featured will remain restricted to 10 (at least for now) they will not be presented with a suggestion of rank.

Equally the geographical boundaries previously imposed have now extended and property types expanded to include and reflect the changing nature of downtown. While I will continue to restrict listings within at least a reasonable assertion of being downtown, I will incorporate those on the periphery where they represent value or interest. Commercial property can now be found here as long as it carries with it at least some form of residential capacity. However, new construction and “off plan” developments will still fall outside of consideration for the reasons detailed in the “not so small, small print”.

THE BEST OF BOZEMAN “NOT SO SMALL” PRINT

The requisite elements for inclusion are that the property is listed with a cooperating MLS brokerage and it is not a new build.  My rationale for excluding new build is that I am not a building surveyor and not a professional judge of build quality.  Secondly price points are often dictated by factors not entirely market driven and lastly, I want someone to have had experience of living in the property.

Secondly, Schools. They are not given significant weighting in this list for a number of reasons.  The main being that my specialist area of Bozeman, frankly, has no bad schools. If there is a specific school that buyers wish their children to attend then clearly, they will address their search accordingly.

Finally, this is an attempt to adapt some science to partly un-scientific process. I make no claim of definitive expertise, naturally some judgements relating to property are subjective and in these assessments are elements of my own judgement and opinion. While, I believe my research and the data of fact is sound, this should be kept in mind.  I will do my best to keep the information here up to date and to the best of my knowledge accurate.

However, NO assurance of absolute accuracy in any area is either claimed or implied.

And so to the listings..

This is a darling Story Book style home built in 1930. It offers so much charm from the sloped roofline to the lighted house number, arched doorways, built in china cabinet, storage cabinets, bookcases and dressers. There are original hardwood floors throughout, even in the daylight basement. The home has been updated, remodeled and restored over the years to capture the essence of the architecture. There is Air Conditioning, a full yard sprinkler and drip system and Gas Forced Air heat. There is a main floor bedroom and full bath, living room, dining room, kitchen and butler's pantry. Upstairs is an additional 2 bedrooms, full bath and laundry as well as a full length attic access with tons of storage. The bathroom upstairs showcases an antique clawfoot tub and shower. In the lower daylight basement, the windows were made to be egress with 3' x 6' windows with railroad tie steps in the 2 good sized bedrooms. Both bedrooms have refinished original wood floors. The half bath is on one side and a shower room is on the other side of the apartment. There is a full kitchen and pantry that used to serve as a caterer's kitchen by a previous owner. There is another room that has been used as a family room and also houses the 2nd set of washer/dryers. The backyard is huge with a firepit, pergola with grapes, garden boxes with raspberries and plenty of space to entertain/enjoy the yard. There is a newer built huge garage that is extra wide and deep. It has 220' power inside for equipment and outside for a hottub. The upstairs of the garage has been framed for an ADU that was approved by the city at the time it was built. At that time, the city said a guest house could be built instead of the ADU if the alley was paved. Buyer to research what the city would currently allow.

Downtown Bozeman lovers--here's a charming, updated, and spacious home located just four blocks from historic Main Street. Designed locally by Intrinsik Architecture, this unique, 2935-SF residence was a cover feature in At Home Magazine and garnered a City of Bozeman award for historic preservation. The unique floorplan fosters single-level living and accessibility, great access to downtown amenities, and a concise, low-maintenance yard. The kitchen is well appointed by a cooking enthusiast, and the home is embellished with several built-ins, solid cherry and oak floors, plus a few well-placed historic homages. Upstairs in what served as a home office and gym, the open floorplan could be repurposed as a mother-in-law suite, a large primary suite, or a big family room with rough-ins already present for a future kitchenette or wet bar. Please take note of the generous off-street parking, virtually unrivaled downtown: a detached and oversized 2-car garage, a driveway big enough for two more large vehicles, plus space for a camper AND a boat. Above the garage is a second-floor shop with potential as a rental. Along with a quiet, Northside corner lot, 323 North Grand is a prime example of Bozeman's downtown living.
